Roofs Fail at the Details — Sprayed Membrane Has None

No Seams, No Laps, No Fasteners

Count the linear feet of seam on a mechanically fastened roof, then count the penetrations. Every one of them is a joint somebody assembled by hand on a windy day. A sprayed polyurea membrane is one continuous sheet that wraps every curb, drain, and pipe boot without a single joint.

Miami-Dade Approved

OR-80SLM Silver Lining Membrane carries Miami-Dade approval — the hurricane-zone standard that specifiers and insurance carriers ask about first. It is a useful thing to be able to answer with a document rather than an opinion.

Restoration Instead of Tear-Off

With 7001 Primer, the membrane bonds over existing TPO, EPDM, metal, and modified bitumen. That turns a capital-budget tear-off with disposal costs and deck exposure into a maintenance-budget restoration done over a weekend.

Fully Adhered — Nothing to Blow Off

A sprayed membrane is bonded to the substrate across its entire area rather than held down by fasteners or ballast. There is no billowing, no flutter, and no edge for wind to get under and peel.

The WatchGuard Roof Line

Four products, matched to what the roof is and what it has to survive.

OR-80SLM Silver Lining Membrane Pure polyurea roof membrane, Miami-Dade approved. The flagship. Sprayed seamless over metal, foam, and primed single-ply at 40–60 mil DFT.
Flak Jacket 1 (FJ1) Higher-build polyurea with greater tear strength. Specified on hail-exposed metal roofs and walkable roof surfaces at 60–80 mil DFT.
Alasta Seal Flexible polyurea membrane for RV, camper, and trailer roofs — enough elongation to live with a structure that flexes at highway speed.
Roofing-grade spray foam Applied under membrane at 1–1.5" nominal. Corrects drainage, adds continuous insulation with no thermal bridging, and creates a fully adhered monolithic substrate.
7001 Primer Multi-surface adhesion primer. Bonds the membrane to TPO, EPDM, metal, masonry, and wood, and stops bleed-through from asphaltic substrates.
Typical assembly Clean and repair · 7001 Primer over the full field and all details · foam where slope or R-value is required · OR-80SLM at 40–60 mil DFT, continuous up every curb and termination.

Where Roofs Actually Leak

Ask a commercial roofer where the calls come from and nobody says "the middle of the field." They say curbs, drains, pipe boots, parapet terminations, and seams.

That is not a coincidence and it is not bad workmanship. A conventional roof is an assembly of sheets joined by seams and interrupted by penetrations, and every one of those details is hand-built on a roof deck in whatever weather the schedule allowed. The field of the membrane is factory-made and rarely fails. The details are field-made and always do.

A sprayed membrane inverts that. OR-80SLM is applied as a single continuous sheet across the entire roof, up and over every curb, around every pipe, and into every drain — as one uninterrupted piece of polyurea. There is no seam at the detail because there is no seam anywhere.

It is also fully adhered across its whole area, not held down by fasteners or ballast, so there is no edge for wind to lift and nothing to billow. And because it is 100% solids and cures in seconds, a crew can spray it and be watertight before the afternoon weather arrives.

Restoration vs. Tear-Off: the Conversation That Wins Work

Most commercial roofs that need work do not need replacement. They are sound in the field and failing at the details, and the owner has been told the only option is a tear-off.

A tear-off is a capital project. It carries disposal costs, exposes the deck and everything under it to weather, disrupts the tenant or the operation, and takes weeks. It also has to go through a capital approval process, which is why so many of these roofs get patched for another three years instead.

A sprayed restoration is a maintenance expense. With 7001 Primer, OR-80SLM bonds directly over the existing TPO, EPDM, metal, or modified bitumen. Nothing goes to a landfill, the deck is never exposed, the building keeps operating, and the crew is off the roof in days rather than weeks.

For a roofing contractor, that is not just a cheaper product — it is a different sales conversation with a different decision-maker on a different budget line. It is the reason the job gets approved this year instead of deferred again.

Frequently Asked Questions

Frequently Asked Questions

What roofing contractors, facility managers, and building owners ask.

Restoration & Suitability

Can you really coat over an existing TPO or EPDM roof?

Yes, with 7001 Primer. Single-ply membranes are low-surface-energy polymers that polyurea will not bond to directly; the primer is the intermediary that makes it work. Membranes vary by manufacturer and by how they have weathered, so run a test patch and pull test on the actual roof before you mobilize.

When is a roof too far gone to restore?

When the deck or the insulation below the membrane is wet or failed, when the membrane has released from the deck over large areas, or when structural elements are compromised. A coating bonds to what is there — it does not reattach a roof that has let go. We will tell you honestly when a job is a tear-off.

Does it fix ponding water?

Membrane alone does not — it will hold water out, but the ponding is still there and it accelerates dirt accumulation and coating wear. To actually fix drainage, spray roofing-grade foam first, built up at the low spots and tapered to the drains, then membrane over it. Foam is the only roofing insulation that lets you correct slope without a custom board taper package.

What about hail?

In hail-exposed regions specify FJ1 at 60–80 mil rather than the standard membrane build. It is a higher-build polyurea with greater tear strength that absorbs impact energy instead of crazing. The elastomeric nature of polyurea helps here in a way that rigid coatings cannot match.

Performance & Longevity

Is OR-80SLM approved for hurricane zones?

OR-80SLM Silver Lining Membrane carries Miami-Dade approval, which is the reference standard specifiers and insurance carriers ask about in high-wind regions. Ask us for the approval documentation and we will send it with the technical data sheet.

What about wind uplift?

A sprayed membrane is fully adhered across its entire area rather than held by fasteners or ballast. There is no perimeter edge for wind to get under, no fastener pattern to fail progressively, and nothing to billow. That is a structural advantage of the application method, not just a product claim.

Will it fade or chalk?

Aromatic polyurea chalks and fades in direct sun over time. It is cosmetic — waterproofing, adhesion, and physical properties are unaffected. Where long-term appearance matters, or where a reflective white surface has to stay white for an energy calculation, specify an aliphatic topcoat and we will include it in the system.

Can it be repaired or recoated later?

Easily, and that is one of the strongest practical arguments for it. A damaged area is cleaned, abraded, primed, and resprayed, and the repair becomes part of the same monolithic membrane. When the roof eventually needs a refresh, it gets another coat rather than another tear-off.

Application, Cost & Supply

What equipment does this take?

A plural-component proportioner with a heated hose — Graco Reactor E-20 or E-30 class or equivalent — plus the practical logistics of getting material and hose onto a roof. The primer applies by roller, brush, or sprayer with no special equipment. If you are new to plural-component work, talk to us before buying a rig.

How does the cost compare to replacement?

Meaningfully lower on a roof that qualifies for restoration, and the comparison is bigger than the material number: no tear-off labor, no disposal, no deck exposure, no operational disruption, and a maintenance budget line instead of a capital request. On a roof that genuinely needs replacement, coating it is not a bargain — it is a delay.

How much material does a roof take?

At 100% solids, one gallon yields 1,604 mil-sq-ft — roughly 27 sq ft per gallon at a 60-mil spec. Add for surface texture, overspray, and the extra passes at details and terminations. Send us the square footage and the substrate and we will run it properly.

Can I get this under my own brand?

Yes. WatchGuard is Oak Ridge's private-label brand and the full roofing line is available as WatchGuard or under your own name, with technical data sheets, safety data sheets, and approval documentation included. Roofing contractors, supply houses, and RV service centers all do this.

Question About a Specific Roof?

Send photos of the field and the details. You will get an honest answer, including "that one needs a tear-off" if it does.
